The Point of Maximum Pessimism - The Best Time to Buy Property!

Mad as it may seem but I firmly believe that we are entering the best time (late 2008 to late 2009) to invest in the UK property market. The UK is now in a recession and due to the vicious circle of job losses it isn't going to be a short term thing by any means. Could it be though that we are now entering the darkest section of the tunnel, the so-called point of "maximum pessimism". The greatest stock picker of the century, Sir John Templeton, coined the term. Here is how he sees it:

"Bull markets are born on pessimism, grow on skepticism, mature on optimism, and die on euphoria. The time of maximum pessimism is the best time to buy, and the time of maximum optimism is the best time to sell".

With the rate of property transactions at an all time low now must surely be the point of maximum pessimism. The panic and repulsion expressed when property ownership is mentioned is hard to believe. We'll always have debt, divorce, deaths and births so there will always be an undercurrent of sales but outwith these there isn't very much happening at all in the UK at present.

The startling fact is though, that if you are clever and "in the know" then massive returns can be found in property today. The two caveats that have to be remembered are: i) Property investment is a long term thing. It always was and always will be. ii) you've got to buy at the right price.

Look at the deal I have on my table today. I am buying a property for ?75,000 that would have fetched ?100,000 just a few months ago. Using creative financing techniques the whole purchase and deposit will cost me just ?2000. The mortgage and home insurance come to ?370 per month, and I already have a long term tenant lined up who will pay me ?489 per month. Even after tax, I am still getting a 57% return on my investment per year - find the bank account that can beat that!

It is true that the price of this property may go down further but I've protected myself from this by buying at the right price and taking long term view. No one believes that prices will not come back.

Take advantage of the point of maximum pessimism and fill your boots whilst everyone else is screaming "sell! sell! sell!"
